Let only

  • Initial rental valuation
  • Advertise throughout branch network and on relevant portals
  • Provide guidance on compliance with statutory provisions and letting consents
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Staff accompanied viewings
  • Negotiate terms between the parties and arrange the tenancy
  • Statutory Right to Rent check on each adult occupier**
  • Reference report and credit check
  • Schedule of condition and check in report**
  • Preparation and completion of tenancy agreement**
  • Collect first month’s rent and a six week deposit
  • Register deposit and issue Prescribed Information to tenant
  • Deduct commission and any pre-tenancy invoices and issue statement

  • Tenancy Set-up service
  • Collect and remit the rent received
  • Remit rental statements
  • Arrange payments from rental for statutory requirements
  • Assist with tax exemption certificate (if landlord overseas)**
  • Pursue non-payment of rent and provide advice on rent arrears action (if necessary)
  • Negotiate renewal of tenancy
  • Negotiate rent reviews
  • Serve prescribed Section 21 notice at end of tenancy

Let, Rent Collect & Managed

  • Tenancy Set-up & Rent Collect service
  • Act as point of contact between tenant and landlord
  • Periodic inspections and photographic reports
  • Arrange routine repairs and instruct approved contractors
  • Obtain estimates from approved contractors
  • Compliance with legislative requirements
  • Provide advice if breach of tenancy and serve prescribed notice (if required)
  • Negotiate deductions from deposit at end of tenancy
  • Assist with deposit disputes and applications to the Tenancy Dispute Service
  • Key holding service

Non-Optional Set Up Fees and Charges (by level of service):

Tenancy Set-up only (sole agency)

  • Equivalent to 1 month’s rent as tenancy set-up fee (plus VAT)

Tenancy Set-up only (multi agency)

  • 10% of total rent due, payable up front (13.2% inc VAT)

Tenancy Set-up & Rent Collect (sole or multi agency)

  • 7% up front (8.4% inc VAT) + 4% monthly (4.8% inc VAT)

Tenancy Set-up, Rent Collect & Management (sole agency)

  • 13% monthly (15.6% inc VAT)

Tenancy Set-up, Rent Collect & Management (multi agency)

  • 1 week tenancy set-up fee up front +15% monthly (18% inc VAT)

  • 6% of total rent payable up front (7.2% inc VAT)

Second fixed term renewal of tenancy (letting only & rent collect service)

  • 4% of total rent payable up front (4.8% inc VAT)

Subsequent fixed term renewal of tenancy (letting only & rent collect service)

  • 2% of total rent payable up front (2.4% inc VAT)

Extension of fixed term onto a periodic tenancy (letting only & rent collect service)

  • £900 (inc VAT)

Third party services i.e. gas safety, EPC’s, electrical testing, smoke alarms etc.
