Tenancy Fees


Before You Move In

Holding deposit (per property) £500 (inc VAT)

  • To cover processing of application(s) – this amount is later deducted from the total move in monies due

Reference and Tenancy Set-up Fee £240 (inc VAT)

  • £200 +vat per applicant (£240 inc VAT)

Student Concession 30% Discount

  • To cover identity, immigration and visa checks, financial credit checks, references from current or previous employers / landlords and any other relevant information to assess afford-ability

Company/Corporate Let £540 (inc VAT)

  • £450 (£540 inc VAT)

Guarantor Reference Fee £120 (inc VAT) 

  • (If required) £100 (£120 inc VAT)
  • To cover financial credit checks, references and any other relevant information to assess afford-ability and preparation of Deed of Guarantee

Rent in Advance

  • Usually 1 month’s rent
  • To cover the first rental period as set out in the Tenancy Agreement

Security Deposit

  • 6 weeks’ rent
  • To cover the risk of property damage or loss to the landlord. This will be protected in a Government approved scheme and will be returned at the end of the tenancy subject to any agreed deductions

Pets in Properties Deposit

  • We do have some Landlords who will accept Pets in Properties- these Landlords require that there is a de-investation clean carried out at the end of your tenancy- you will be expected to provide evidence of this at the end of your tenancy.

  • To cover a deep clean at the end of each tenancy:

Schedule of Condition / Check Out Report

  • To cover an inventory clerk attending the property at end of the tenancy to check the Schedule of Condition against the
    check in report recorded at the start of the tenancy from (prices may vary according to the size of the property):

  • To cover contract renegotiation, amending terms and updating tenancy agreement

Tenancy Renewal Fee

  • To cover contract negotiation and preparing a new tenancy agreement
